What we do for you:
The property known as "Calasraid" also advertised on Homeaway Ref: p1369702 (http://www.homeaway.co.uk/p1369702) is offered for holiday rental subject to confirmation by Amanda Hollis on receipt of the requested deposit amount to the account details provided. The house will be cleaned to a high standard, well maintained and prepared for 3pm on the day of your arrival. All items mentioned on the webpage will be supplied. Beds made up and towels laid out. Kitchen basics (condiments, dishwasher tablets, tea/coffee etc), toilet roll.
Cancellation:
The balance of the rent together with the damage deposit (see clause below) must be received no less than 8 weeks before the start of the rental period. If payment is not received by the due date, the owners reserve the right to give notice in writing that the reservation is cancelled. A booking is only a reservation until the full balance is paid. Deposit is non refundable. Cancellations within 28 days of arrival will be entitled to a 50% refund Cancellations within 7 days of arrival will be entitled to a 25% refund
The client is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover – see above) and to have full cover for the party's personal belongings, public liability etc, since these are not covered by the owner's insurance.
Damage Deposit:
A damage deposit of £100 is required. We reserve the right to deduct any losses, breakage or damage caused to the property during your stay. Any extra cleaning costs will be charged to this deposit if the house isn't left in a reasonable condition. The sum reserved by this clause shall not limit the client's liability to the owners. Minor damages such as a broken glass etc won't be charged for. The owners will account to the client for the damage deposit and activate the refund of the balance due, by Internet banking (when possible), within 72 hours of departure.
What you do for us:
You will vacate the premises at 11am on departure day and leave the house in a tidy condition.
No more than 6 people can occupy the property unless the owner has given written permission. If over occupancy occurs then it will be deemed that the contract has been broken. You will be asked to leave or be refused occupancy. All monies paid will be forfeited.
The client agrees to be a considerate tenant and to take good care of the property and to leave it in a clean and tidy condition at the end of the rental period. Although a final clean is included in our prices, the owner reserves the right to make retention from the damage deposit to cover additional cleaning costs if the client leaves the property in an unacceptable condition (see damage deposit paragraph).
The client agrees not to act in any way that would cause disturbance to the residents in neighbouring properties
The property is a no-smoking property and smoking inside the house will warrant the loss of all of the damage deposit. Responsible smoking is allowed in the outside area and we request that ashtrays are always used and cigarette ends disposed of in the bin.
Other bits:
The client should report any complaints to the owners within 24hrs including defects in the property, breakdown of equipment or appliances in the property. Complaints will be dealt with immediately so that arrangements for repair and/or replacement can be made as soon as possible. Whilst every effort will be made to rectify defects, the owners cannot be held responsible for extended delays outside of their control (e.g. workmen being unavailable, public holidays etc)
TV and WiFi reception can't be guaranteed, as this relies on circumstances beyond the owner's control (such as weather).
Under no circumstances shall the owner's liability to the client exceed the amount paid to the owner for the rental period
